Bakersfield Medical Office Building

CommonSpirit Health set out to build a developer-led, three-story, Class A Medical Office Building (MOB) with Healthcare Trust of America (HTA). A large, unencumbered floor plate is designed for flexibility and future planning options and the lobby and public space design align with CommonSpirit’s Hello Human Kindness principle.

Sustainability features include enhanced MEP features, drought tolerant landscaping, minimized glazing and solar shading, and finishes made from recycled materials. Additionally, the building is oriented to improve energy performance and maximizes natural light. 

Evidence-based and wellness design features are seen throughout the building including the use of daylight as a natural disinfectant, variable air volume/distribution system with ventilation to enhance air quality, water dispensing stations to reinforce better hydration, and circulation and daylit stairs to promote physical activity. Clear interior wayfinding and biophilic design reduces stress for both the patients and the staff.
